They use a smart system (Luxor) but you don’t always get your package logged, many drivers throw them in the backroom for you to find, and the office has to manually unlock the package room for you when it’s not logged, which happens 4 out of 5 times. The fire department responds to false alarms usually, but lately they, too, are sounding frustrated with the building’s alarm vendor and elevators. Other positives, they organize the package room daily so packages didn't get lost or stolen as much as other properties I've been in. Location is great (near Publix, Brickell City Center, Walgreens, Chase & BoA) generally quiet at night so if you're willing to pay more and get less for an average place, this will suffice. Unfortunately, the way the Miami market is right now, this is probably six and one half a dozen of the other in terms of options. Be prepared for the fire alarm to go off at least once a month/every couple of months in the late hours of the night because a belligerent neighbor has pulled the alarm and the intercom doesn't turn off until the fire dept comes and turns it off. Lack of accountability for pet owners to pick up after their dog, with the Miami humidity there's a constant aroma of pet feces. There's lack of control of how many non-residents are using the pool amenities so be prepared for the Only Fan residents and their posse to take over on weekends and major holidays. The cabinets and finishes are the same as my previous unit and current unit and both units were/are half the price, not worth the nearly $3k for a 1 bdrm that lacks quality, storage, and efficiency in design. Like many corporate developers in Miami they can get away with this and take advantage of people coming from third world countries calling it «luxury.» The fridge is your basic small size fridge, not even a double door, no gas cooking ranges, plastic toilet paper holders, wire shelving, no bar rods in the closets, no ceiling fan/lighting in the bedroom (you're expected to bring your own), and a tiny towel rod in the bathroom even though the wall space was ample.
